Welcome to Brush Master Pro Land Management. By requesting a quote, scheduling services, or using this website, you agree to the following terms and conditions.
1. Services Provided
Brush Master Pro Land Management provides forestry mulching, land clearing, brush removal, fence line clearing, trail cutting, and related services within Western Missouri, including Jackson County, Cass County, Johnson County, Lafayette County, Bates County, and Henry County.
All services are performed using professional-grade equipment and are subject to the property's condition, weather, and accessibility.
2. Estimates and Pricing
All quotes are based on information provided by the customer, including but not limited to:
Acreage
Brush density
Terrain conditions
Property access
Site photographs (if provided)
Final pricing may be adjusted if site conditions differ materially from those disclosed at the time of estimate.
Brush Master Pro provides project-based pricing. We do not charge hourly unless specifically agreed upon in writing.
No hidden fees will be added beyond the agreed project scope.
3. Payment Terms
Payment terms will be outlined in your written estimate or invoice.
Unless otherwise agreed:
Payment is due upon completion of services.
Deposits may be required for larger projects.
Late payments may incur fees or collection action.
Brush Master Pro reserves the right to stop work if payment terms are not met.
4. Property Access & Preparation
The customer is responsible for:
Providing safe and clear access to the work area
Clearly marking property boundaries
Identifying and marking areas to be preserved
Removing debris such as wire, metal, tires, or hazardous materials
Brush Master Pro is not responsible for damage to unmarked underground utilities, hidden debris, or unmarked structures.
Customers are responsible for contacting Missouri 811 prior to land clearing to ensure underground utilities are marked.
5. Underground Utilities
Brush Master Pro is not liable for damage to underground utilities that are:
Not properly marked
Located outside marked boundaries
Installed without proper documentation
The property owner is responsible for ensuring all underground utilities are identified before work begins.
6. Weather and Scheduling
Scheduling is subject to weather conditions and soil stability.
Brush Master Pro reserves the right to reschedule work due to unsafe or unsuitable conditions, including excessive rain, flooding, or hazardous terrain.
We will communicate promptly regarding any schedule changes.
7. Property Conditions & Limitations
Forestry mulching is designed to minimize soil disturbance; however:
Ground disturbance may occur depending on soil conditions.
Ruts may occur in wet or soft ground.
Hidden debris may cause equipment delays or pricing adjustments.
Brush Master Pro is not responsible for pre-existing property damage or conditions.
8. Large Trees & Scope Limitations
Our primary services focus on:
Brush clearing
Saplings
Invasive vegetation
Fence line clearing
Trail cutting
Large mature tree removal may require additional evaluation and equipment.
Services outside the agreed scope must be approved in writing.
9. Liability Limitation
Brush Master Pro Land Management is fully insured.
To the fullest extent permitted by law, our liability is limited to the amount paid for the specific service performed.
We are not liable for:
Indirect or consequential damages
Loss of property value
Natural vegetation regrowth
Erosion due to pre-existing terrain conditions
10. Customer Responsibility
Customers agree to:
Provide accurate property information
Disclose known hazards
Ensure livestock and pets are secured
Ensure children and unauthorized persons are clear of the work area
11. Cancellations
Cancellations must be made at least 48 hours prior to scheduled work.
Deposits may be non-refundable if cancellation occurs after scheduling and planning has been completed.
12. Website Use
All content on this website is the property of Brush Master Pro Land Management.
Unauthorized reproduction or distribution of content is prohibited.
Use of this website does not create a contractual relationship unless a signed agreement is executed.
13. Governing Law
These terms are governed by the laws of the State of Missouri.
Any disputes shall be handled in the appropriate courts located within Missouri.
